The TENANT/S is/are not allowed to have any unauthorized person stay with him/her in the LEASED PREMISES. 3. SUB-LETTING, CESSION AND ASSIGNMENT The TENANT/S shall not be entitled to cede or assign this LEASE AGREEMENT or sub-let the LEASED PREMISES or any portion thereof, or to permit any other person than the TENANT/S to use or occupy the dwelling or any portion thereof. 4. REPAIRS Repairs shall only be done where the OWNER consents thereto in writing. The TENANT/S accepts the general condition of the LEASED PREMISES and confirms that the LEASED PREMISES is fit for the purpose for which the LEASED PREMISES is leased by the TENANT/S. The TENANT/S, however, shall ensure that the stove or any such like appliance/s, if provided, is at date of vacating the LEASED PREMISES in the same good working condition as was the case at date of occupation, fair wear and tear excluded. Costs for negligent damages will be for the account of the TENANT/S, will be billed to the University which will then recover same from the TENANT/S. 5. CONDITION OF ACCESSORIES The TENANT/S should upon the commencement and/or occupation of the LEASED PREMISES, whichever occurs first, make a detailed written inspection list (included in the welcome pack) of all visible and non-visible defects, which detailed written inspection list shall be handed to the admin office on site, 7 (seven) days of the commencement date and/or occupation date, whichever occurs first. Said inspection list will be kept for record purposes only. Neglect by the TENANT/S to report such defects shall be regarded as an admission by the TENANT/S that the LEASED PREMISES was in a good and proper condition. Except for what is stated in the inspection list and initial inspection report, it is hereby recorded that at the commencement date of this LEASE AGREEMENT, the LEASED PREMISES, is in a good state of repair and condition, suitable for the purpose for which they are let, and the TENANT/S accepts the LEASED PREMISES, as it stands. The TENANT/S furthermore hereby undertakes and promises to maintain and take care of the whole of the LEASED PREMISES during his/her period of occupation and to keep it in good order, to return it to the OWNER or his/her agent at the end of the lease period in a good and proper condition, to repair or pay for damages and/or breakage at his/her own expense, or as an alternative, to compensate the OWNER for the cost of replacement or repair. In the event that the detailed written inspection list is not handed to the OWNER or his/her agent within the prescribed time period as set out in the paragraph above, it will be deemed to have acknowledged that the LEASED PREMISES was received in a good order and condition and the TENANT/S shall have no claim against the OWNER or his/her agent for any defects which may subsequently be found therein. It is specifically put on record that no notice by the TENANT/S in terms of clause 5 (five) shall place any obligation on the OWNER to repair the LEASED PREMISES or relevant accessories. The intention is that such notice shall only be recorded on the condition of the LEASED PREMISES and the accessories at the time the TENANT/S takes occupation. It is further specifically recorded, except where this LEASE AGREEMENT specifies to the contrary that the OWNER shall not be obliged to repair or maintain the LEASED PREMISES or the accessories. The TENANT/S hereby undertakes to keep all sewerage pipes, water pipes, gutters and down pipes free from obstruction and/or blockage. The TENANT/S will be responsible for the routine maintenance and/or damages to the LEASED PREMISES and accessories and agrees to maintain in good order and condition the contents of the LEASED PREMISES. The TENANT/S will replace at his/her own expense all light bulbs, whether fluorescent or incandescent, and/or any starters or ballasts, and/or tap washers. 6. ACCESS TAGS The TENANT/S is not permitted to loan any access tags to any third party to gain access to the LEASED PREMISES, as this infringes and compromises the security of all parties. To replace a lost and/or broken and/or stolen tag will amount to R150.00 per tag and will be for the TENANT’S account. 7. VACATING OF PREMISES On termination of this LEASE AGREEMENT the LEASED PREMISES shall be vacated on or before 12h00 on the date selected in Point 1 above (or as may be agreed to in writing should the academic year be extended beyond this period) and the key must be handed to the admin office on site after vacating the LEASED PREMISES. In the event that the TENANT fails to facilitate said inspection, or if the TENANT is absent at said inspection, the determination of any damages or defects will be for the TENANT/S account. No inspection will be done after 13/12/2024 (DDMMYYYY). 8. RIGHT OF INSPECTION The OWNER, his/her agent, the Caretaker or appointed contractor shall be entitled to enter the LEASED PREMISES at all reasonable times, to inspect the LEASED premises, and to do or have any work done. The TENANT/S must at all reasonable times during the last 2 (TWO) months of the lease period, allow prospective TENANT/S to enter and view the interior of the LEASED PREMISES. Failure which will lead to the TENANT/S being held liable for the following month’s rent. 9. LIMITATION OF OWNER’S LIABILITY FOR DAMAGES The OWNER shall not be liable for damages caused by any theft, burglary, disturbance, force majeure, leakage, rain, hail, snow, wind or fire. The OWNER shall not be liable for damages caused by the negligence of its servants or on account of the condition of the leased premises or the lifts or any equipment thereon. 10. HOUSE RULES The TENANT/S agrees that he/she will read and understand the House Rules of CASA JJ, and further agrees that the terms of the House Rules is an essential part of this LEASE AGREEMENT. The TENANT/S shall, for the duration of this LEASE AGREEMENT observe and comply with the House Rules of CASA JJ. In this regard, the TENANT/S agrees that any breach of the House Rules is considered by the OWNER to be a breach of the terms of this LEASE AGREEMENT and this LEASE AGREEMENT can be cancelled on that basis and any levied by the OWNER due to his/her actions herein, will billed to the University which will then recover same from the TENANT/S. Your details will be loaded. Your username will be your student number. First-Time Login Registration Create your account via the internet and device management portal. Use the create account link, using your student number as the username. A confirmation email will be sent to your email and/or SMS. If your student number has not been loaded onto the system, query it via admin@casajj.online. Registered Login Login using the credentials created during first-time registration. Your username is your student number, and the password was sent via SMS and/or email.
